About our Property Owner's Association:

Lake Louise Property Owner's Association was platted on February 12, 1974, and revised May 1, 1974.  A copy of the plat is recorded in Plat Book 1 Page 108 of the Spalding County Superior Court records.   Each lot was deeded 1/85th ownership interest in Lake Louise.  At the time, the covenants and restrictions were recorded with these lots.

Most homes built in the area have been custom homes, with several on multiple lots. Currently, there are 59 property owners consisting of 20 on-lake properties, and 39 off-lake properties. 

Lake Louise is privately owned by its 59 property owners and is not open to the public.

The Property Owner's Association is a mandatory membership with the ownership and purchase of the properties included in the plat.  Membership is  “only” by deed.  The “Association” is managed by an executive board, which consist of property owners. There are multiple committees, which only consist of property owners.  The executive board's purpose is to manage the lake, dam, spillway, two common area lots, and walking trail.  Yearly assessments are mandatory for each property for this purpose.

The Covenants and Restrictions were revised in 2006 by 2/3rd majority of owners. A clause was added amending the covenants automatic renewal every 20 years. These are recorded with each deed and subsequently recorded with the Superior Court of Spalding County March 16, 2006 in Book 2869 Page 254-273.

In January 2020, Lake Louise Property Owners Association, Inc. was registered with the Georgia Secretary of State as a non-profit, tax exempt business.

Note: There are other properties in the general area that are referred to as Lake Louise that are not part of this development and those properties have no rights to access Lake Louise.
